AGING IN PLACE ALTERATIONS

Upper Eastside Bathroom , NYC

Project work on at William S. Leeds Architect PC

This bathroom is designed:

  • For accessibility, featuring a low barrier shower with 2" threshold.
  • A wall-mounted handheld showerhead with an adjustable slide bar and side-mounted controls allows for comfortable use from a seated position.

Estimated Cost Range: $30,000 - $35,000

Comfort-Height Toilet

The installation of a comfort-height toilet improves ease of use.

  • Higher seat height reduces strain on knees and joints
  • Compatible with future assistive devices if needed

Aging-in-Place Benefit:
Supports safer sitting and standing transitions.

Enhanced Lighting Strategy

Lighting was significantly upgraded to improve visibility and safety.

  • Layered LED lighting (ceiling + mirror-integrated) eliminates shadows
  • Even illumination across the vanity and shower areas
  • Bright, neutral lighting improves clarity of surfaces and edges

Aging-in-Place Benefit:
Reduces eye strain and improves spatial awareness, especially important for aging vision.

Strategically Placed Grab Bars

Multiple ADA-compliant grab bars are integrated throughout the shower and bathroom.

  • Horizontally mounted bars support entry, standing, and turning movements
  • Positioned at ergonomic heights for both seated and standing use
  • Finished in a brushed metal to blend with fixtures while remaining visible

Aging-in-Place Benefit:
Supports balance, stability, and independence during daily routines.

Accessible Fixture Layout

All plumbing fixtures and accessories are thoughtfully positioned:

  • Toilet paper holder, towel bars, and controls are within easy reach
  • Clear floor space around fixtures allows for improved maneuverability
  • Vanity placement maintains comfortable circulation

Aging-in-Place Benefit:
Reduces overreaching, bending, and twisting—common causes of strain or falls.

Widened Doorway and Improved Circulation

The bathroom entry and adjacent hallway were improved for accessibility.

  • Wider door opening allows easier entry and potential mobility aid access
  • Hallway storage is flush and integrated, maintaining clear walking paths
  • Reduced visual clutter enhances navigation

Aging-in-Place Benefit:
Supports long-term mobility needs and safer movement throughout the home.
